By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Sheila Profenna to Mortgage Electronic Registration Systems, Inc. acting solely as a nominee for IndyMac Bank, F.S.B., dated February 8, 2007 and recorded in Middlesex County (Southern District) Registry of Deeds in Book 49320, Page 1 (the “Mortgage”) of which mortgage Deutsche Bank National Trust Company, as Trustee of the IndyMac INDX Mortgage Trust 2007-AR5, Mortgage Pass-Through Certificates, Series 2007-AR5 under the Pooling and Servicing Agreement dated March 1, 2007 is the present holder by assignment from Mortgage Electronic Registration Systems, Inc. to IndyMac Federal Bank FSB dated March 19, 2009 recorded in Middlesex County (Southern District) Registry of Deeds in Book 52555, Page 482 and assignment from Federal Deposit Insurance Corporation as receiver for IndyMac Federal Bank, FSB to Deutsche Bank National Trust Company, as Trustee of the IndyMac INDX Mortgage Trust 2007-AR5, Mortgage Pass-Through Certificates, Series 2007-AR5 under the Pooling and Servicing Agreement dated March 1, 2007 dated February 15, 2012 recorded in Middlesex County (Southern District) Registry of Deeds in Book 58596, Page 229, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at Unit No. 2, of the 66-68 Tileston Street Condominium, 68 Tileston Street, Everett, MA 02149 will be sold at a Public Auction at 1:00 PM on April 2, 2018, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

All that certain condominium situated in the City of Everett, County of Middlesex, Commonwealth of Massachusetts, being known and designated as Unit 2 of 66- 68 Tileston Street Condominium created by Master Deed dated of even date recorded in Middlesex South District Registry of Deeds and shown on a plan recorded with said Master Deed in said Registry of Deeds.

The unit is shown on a plan recorded herewith to which is affixed a verified statement in the form provided by G.L. c. 183A s. 9, and is conveyed subject to and with the benefit of the obligations, restrictions, rights and liabilities contained in G.L. c. 183A, the Master Deed, the documents establishing the organization of unit owners, the By-Laws.

Each of the units in the Condominium is intended for residential purposes and such other uses as are set forth in the Master Deed.

The undivided percentage interest of the unit in the common areas and facilities is 50%.

For mortgagor’s title see deed recorded with the Middlesex County (Southern District) Registry of Deeds in Book 44822, Page 573.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/ or rights of parties in possession.

MORTGAGEE’S SALE OF REAL ESTATE

By virtue and in execution of the Power of Sale contained in a certain mortgage given by Willis F. Chipman and Stephanie Marie Chipman to Citizens Bank of Massachusetts, dated March 27, 2006 and recorded with the Middlesex County (Southern District) Registry of Deeds in Book 47294, Page 428, of which mortgage the undersigned is the present holder by merger, for breach of the conditions of said mortgage and for the purpose of foreclosing same will be sold at public auction at 3:00 PM, on April 4, 2018 on the mortgaged premises being known as 58 Wellington Avenue a/k/a 56 Wellington Avenue, Everett, Massachusetts, being all and singular the premises described in said mortgage to wit:

A certain parcel of land with the buildings thereon, situated in Everett, in the County of Middlesex, and Commonwealth of Massachusetts, being lot numbered seventy-five (75) on a plan by A. F. TERMS OF SALE:

A deposit of $7,500.00 DOLLARS shall be paid by the successful bidder to the mortgagee in cash, by certified or by cashier’s check at the time and place of the sale as a deposit. The successful bidder will be required to execute an Auction Sale Agreement immediately after the close of the bidding. The Mortgagee reserves the right to amend the foregoing terms of sale by written or oral announcement made before the auction sale, during the sale thereof or at the commencement of or during any postponed sale, the right to bid at the sale, to reject any and all bids, and to postpone the sale up until the time the property is declared sold by the auctioneer.
